How Property Management Is Organised
Following the acquisition of a property, we can arrange a property management agreement and coordinate insurance, electricity, water, gas, internet and other essential services.
While the owner is away, the French Riviera Realty team monitors the condition of the property, manages correspondence and payments, and coordinates maintenance staff and service providers.
What Our Property Management Service Includes
- Administration and payments: Management of correspondence, service providers, public authorities, utility bills, internet, security systems and key holding.
- Tax assistance: Preparation of the necessary declarations and assistance with Taxe Foncière, Taxe d’Habitation for second homes and French property wealth tax — IFI (Impôt sur la Fortune Immobilière) — where applicable.
- Technical supervision: Regular inspections of the property and its principal systems, including electricity, water, heating, air conditioning, swimming pool and security systems.
- Household and property staff: Selection and coordination of gardeners, pool maintenance specialists, drivers, housekeepers, security personnel and other staff.
- Renovation and interiors: Selection of contractors, coordination of works, monitoring of deadlines and quality, and organisation of deliveries of furniture, appliances and materials.
- Insurance: Arranging property and vehicle insurance and liaising with insurance companies.
- Banking and administrative assistance: Assistance with opening bank accounts in France and Monaco, financing applications and other administrative procedures.
- Settling into life in France: Assistance with schools, language courses, transportation, household services and other practical aspects of living comfortably in France.

Before the owner’s arrival, we can arrange preparation of the property, cleaning, equipment checks and any necessary household services.
